If you haven’t, you soon will.

If you are planning a home purchase in Monument, CO as of April 1, 2012, G fees will have an impact on you!

What are G fees? Essentially they are the teeth in the Temporary Payroll Tax Cut Continuation Act of 2011, signed into law by Obama on December 23, 2011.

How will it effect you? First, if you are buying a home in Monument, CO or anywhere else in the US after April 1, 2012 you will have to pay an additional fee to help finance the payroll tax cut.  This applies to all Fannie Mae and Freddie Mac financed purchases.

What does it do? It will increase your rate approximately .125% for the same loan interest rate that would be available on March 31, 2012.

Why are they doing this? Essentially it is the false pretense of our government that tax revenue is a “Zero-sum Game” meaning that if someone gets a tax cut, someone else must finance it. Although I  disagree with this premise, according to our benevolent leaders, homeowners (Specifically homeowners who are considered wealthy) are the lucky ones who get to foot the bill according to this line of thinking.

Further evidence that his new law targets those who actually have the ability make a substantial down payment or  are able to afford a home above other loan limits is backed by the fact that FHA and VA loans are not included in this bill (FHA Loan limit is $325,000 and VA Loan limit is $417,000) implying that only those who can afford a higher priced home will be effected.

What impact this will actually will have on the Monument, CO housing market remains to bee seen. One thing is for sure: class warfare has now entered the housing market. They may not call it a tax but that is exactly what it is..directed at the lucky few!

My final thought for 2012 is this:
“The only limit to our realization of tomorrow will be our doubts of today”-FDR
For many people the top goals in life have been financially driven: a new job, a promotion, more money in the bank, an new car, college savings… the list could go on forever.
Certainly with recent tough economic times, financial goals can and have been more challenging to achieve. Lots of folks have lost jobs, had to downsize their homes and re adjust their budget to accommodate their current financial situation. For those who have not had to deal with this situation directly, they either know someone who has or they have lived in fear that it may happen to them or both.
A few thoughts come to mind as I ponder the economic roller coaster that this country has been on the last number of years. First, tough times never last but tough people do. Personal character can not be forged during easy times. Next, as a country, we are still blessed beyond what most other people around the world can even fathom. (A friend of mine posted a powerful picture on Facebook  called “Define necessity”, If you want to see it let me know and I will send it to you), it reminded me of the abundance we all have. Lastly, in the absence of thriving economic times, we have the ability to simply be thankful for what we have and  appreciate those who are close to us.
Gratitude is a great base to move forward. Like the quote above states, remove doubt and realize tomorrow. What we think today will undoubtedly have an impact on tomorrow. While there is reasonable cause to have doubt, there is more than reasonable cause to be optimistic about the future, achieve our goals: financial or otherwise.

According to an article written by Written By Elizabeth MacDonald Published December 12, 2011 in FOXBusiness “It’s the bank appraisers’ fault for the slow housing recovery. They’re wrongfully using foreclosed homes as comparable houses to assess values in home sales, driving down home prices and even causing people to walk away from sales.”

While I have heard this this theory before, I have not seen negative appraisals effect purchase contracts written in Colorado Springs within the last few years. Maybe this is because our buyers have purchased homes in Colorado Spring way below market value. On-the-other-hand our listings have always been appraised exactly at contract value. Due diligence on pricing before you list your home in Colorado Springs pays off!
A lot of this may be market driven. Some areas in the country,  like Las Vegas, have seen massive decreases in home values while Colorado Springs, while effected, has seen smaller drops in prices.
Overall Colorado Springs real estate market has been less impacted than other areas and I expect that we will see some sort of a recovery in the next 6-12 months.

Effective for Reservations made after January 1, 2012, CHFA’s Home Finance programs will no longer be available to borrowers with credit scores below 620.   • Median Home Prices in Colorado Springs remain stable
  • The number of listings are down 14%
  • Interest rates are at historic lows with rates at or below 4% on a 30 yr fixed (FHA and VA)
  • FORECLOSURES ARE DOWN 25.6% in Colorado Springs

As you can see from the graph below, home prices remain stable in Colorado Springs:

 

 

 

Inventory of properties is down substantially from year-to-year meaning that there is less competition when selling your home. As we head further into winter, there will be even less homes for sale. This is the time when serious home buyers and sellers are participating in the Colorado Springs real estate market. See Below:

 

 

Days on market is up from last year meaning that it will take a bit longer to sell all of the active inventory on the market.

 

 

Summary for the Colorado Springs Real Estate Market: Great time to buy! With home prices still low, but stable over the last few years, and rates BELOW 4% this is the best time I can remember to buy a home. Affordability is the key and now is the most affordable time to buy in recent history.

With Foreclosures down by over 25% in 2011 vs previous years, there may be even more stability for the Colorado Springs Real Estate Market to come. The window of opportunity is open for a solid, long term investment in the American Dream of Home-Ownership

The best program available for low down payment is back by popular demand. The HUD $100 down is now available.

The only other programs which offer a low/no down payments are the first time homeowners programs: CHFA and CHAC, which require a minimum investment of $1000. The other is VA which is no money down but does “Tack on” a VA funding fee of a few thousand dollars on top of your loan amount.

One of the requirements to purchase these homes is that you must use FHA financing. The good news is that FHA interest rates are below 4% for 30 yr. fixed.

This program is restricted to HUD owned homes, which are essentially government owned foreclosures.

I recently heard a rumor that there will be (Is) an new insurance on the market – EQUITY INSURANCE.
Upon further investigation, I did, in fact find out that there is such a product. Although it is being launched regionally throughout the United States, I did confirm with a credible source that there is a company that will be offering this in the Colorado Springs/Denver areas in the immediate future.
Think about the implications of this:
1) No longer will you have to worry about losing equity or becoming upside down should the market slip further.
2) If you have to sell, any loss under the policy would be covered.
3) Sellers wanting to sell will probably include this coverage as part of the sale.(Or if you are selling, this would increase the attractiveness of your  home vs.other homes for sale).
4) Most importantly, insurance companies, like any business operate on profit. It seems to me that they may have some indication that there is a housing recovery in the works.
Because this is brand new information, I do not have all of the details yet. I will let you know as soon as I have clarification. In the meantime if you have any other questions feel free to give me a call.

Think again!

Despite one of the worst economies in US history 80% of those surveyed said that they plan on buying another home.

Furthermore a majority of those surveyed placed buying a home or investing in real estate above all other investments at 57%. This is followed by placing money in a 401k @ 52%, Buying mutual funds @ 29%, BUYING GOLD @ 26% and investing in the stock marker 25%. The list drops substantially from there.

I found these numbers to be particularly interesting considering the fact that the housing market has been the focus of negative headlines, along with jobs and the economy. The idea of the American Dream Lives On!

According to the local Board of Realtors (PPAR), there was a 21% increase in number of sales of homes last month!
Data is a comparison of August 2010 vs August 2011.
Further evidence of a recovery in the local real estate market is the month to month comparison of July 2010 to July 2011 which saw a 12% increase in the number of homes sold.
This marks consecutive months of increased sales where the trend has been moving in a positive direction. Until the last few months the trend has been “Less negative”  month-to-month and finally breaking the threshold into positive numbers in July and now August.
Whew… that felt good to say!
A few more bits of positive info…
   – FHA and VA 30 year fixed interest rates are below 4% with no discount points.
   – The trend of foreclosures has dropped consistently from October 2010 through July 2011 according to RealtyTrac.
   – Inman News is documenting recovery markets such as Salt Lake City where “…existing-home sales in July surge 34.3 percent from a year ago…”
Certainly the picture is not all sunshine. While the trends are moving in the right direction, we are not out of the woods yet.

The good news is that if you are waiting for the market to turn before you sell, relief may not be far away! Once foreclosure and short sale inventory begins to become scarce, I believe prices will begin to stabilize and return to pre-recession levels and beyond
